Object to Monster Development by June 13th.

Almost 1,600 people have signed a petition against plans for a monster development at the former Deerhunter site in Sallynoggin/Glenageary.

Its vital that everybody ensures their voice is heard and the campaign is calling on people to submit an observation/objection to DLRCOCO by the Tuesday June 13th quoting the reference LRD 23A/0303.

Here are some helpful tips! It can be daunting to write a submission but do not to be put off. You don’t have to be an expert to have an opinion or a concern and it is we the people who live in the area that usually have the most insights.

Here are some key points to help you make a start.

1. Zoning - the site is zoned NC NC Neighbourhood centre with the objective ‘To protect, provide for and/or improve mixed-use neighbourhood centre facilities’. It is not zoned for high rise, high density, blocks of apartments.
2. Local Area Plan – Sallynoggin is one of the few areas in DLR that does not have its own Local Area Plan. There have been huge changes in our area and until a LAP is in place there should be no permission given on this site.
3. Overdevelopment and Density– while there is a need for housing in our neighbourhood this proposal with almost 200 units per hectare represents an overdevelopment of the site and almost entirely one- and two-bedroom units are not an appropriate mix.
4. Inappropriate Building Heights – the proposed building heights of up to seven storeys do not corresponds to the local character of area and negatively impacts people living in adjoining small cottages and modest two-story homes.
5. Design Scale and visual Impact of the Development – A seven storey building on top of a hill will be enormous and will have a visually overbearing impact on the surrounding area.
6. Quality of Accommodation – Almost two thirds of the apartments are single aspect only and this is a poor quality of accommodation designed to cram as many units as possible on a small site.
7. Flooding - The field is soak for rain water and there are concerns about flood risks with heavy rains and potential noncompliance with the floods directive.
8. Sewage – There are concerns about the ability of the current sewage network to cope with the increased pressure such a high-density development will put on it.
9. Wildlife – There have been reports of hedgehogs (a protected species under the wildlife act) nesting in the long grass. The applicant is relying on an old Environmental Impact Assessment that could not properly consider the flight paths of migratory birds.
10. Traffic chaos – this is an already extremely busy and dangerous junction. There will be hundred of people using cars at this small space with 80 carparking spaces and many more will undoubtedly seek to park in the nearby streets. This will have a negative impact and during the construction phase.
11. Wind Tunnel/Funnel Effect – the design of the development creates a tunnel of tall buildings with and east to west aspect. This could create the effect of wind tunnel especially with strong Easterly or Westerly winds which could be amplified and directed onto a footpath, cycle track and roundabout. There has been no wind assessment submitted.

Everybody is welcome to include any of these points part of their own observation/objection. The important thing is that you use your own voice.

Every single one of us has agency and power and now is time to use it to protect our community against unruly and undemocratic development and fight to ensure we get a proper neighbourhood centre and the sort of housing that meets our needs.

DLRCoCo charge a €20 fee to submit an observation/objection but groups  of friends and family can club together and make a joint one. This way everybody gets to have a say.
