Stop the four 32+ story apartment buildings coming to Weston & Langstaff

The Issue

Sign this petition to say NO to the development of four apartment buildings at Langstaff and Highway 400. The proposal for this 1.64-hectare area includes four apartment buildings, two of 32 storeys and two of 35 storeys. It will have 1,488 residential apartment units and approximately 2,848 residents. The proposed density is 6.34 FSI and 82% of the units will be one-bedroom apartments.  
 
They are attempting to approve this proposal using a Minister’s Zoning Order (MZO). This tool is meant for extraordinary, urgent situations, allowing approval without expert studies, public input, or chance of appeals.  
 
STOP this now! Sign the petition to tell the Mayor, Vaughan Council and Minister Calandra (Minister of Municipal Affairs and Housing) that you oppose the irresponsible use of a provincial MZO to approve this proposal. The only winner will be the landowner. We the residents, will be left with the consequences of poor planning. This site is not in a planned intensification area. This high-density residential development will interfere with traffic flow to the Highway 400 onramp, and it lacks community infrastructure. 
 
The Weston Downs Ratepayers Association, along with other ratepayer groups to the south and the west of our community opposed this proposal in December 2023. There was a recorded vote and only Councillor Mario Racco and Councillor Marilyn Iafrate opposed this proposal. 
 
Mayor Del Duca and Councillor Jackson were very vocal in their support of this proposal. They both keep repeating that our community does not oppose this development, even though the Weston Downs Ratepayers Association and two other ratepayer groups objected. Instead, both Councillor Jackson and Mayor Del Duca indicate that they wanted to see hundreds of people out to attend the council meeting (during the workday) if the residents were in opposition.

We need to work as community to stop this:  

  1. Have everyone in your family sign this petition. Our MPP Tibollo will present it to Minister Calandra.

Why was this employment land use converted to mixed use residential?  

  • In October 2020, during the COVID pandemic, Regional Councillor Jackson, along with our former Mayor, put forward the motion to convert these employment lands to residential against the recommendations of Vaughan and York Region staff.

What is the Region of York planning department’s position on the development? 

  • They oppose this proposal citing that comprehensive planning processes and policies should not be by-passed.  
  • They stated that complete communities are not created with an isolated island of high density residential, surrounded by an employment area and adjacent to a 400-series Highway. 
  • They stated that the subject lands are not currently within a residential community area, making it difficult to contribute to and create a healthy and complete community.
