The Issue

As residents of Sunstone and Skye Canyon, we are deeply concerned about the proposed development of a Walmart on N. Skye Canyon Park Dr. This decision affects us personally and we believe it is neither safe nor smart for numerous reasons.

Having a Walmart within such close proximity to our schools poses significant safety risks. Increased traffic from shoppers could lead to accidents and endanger our children's lives as they travel to and from school every day. Furthermore, the additional noise and activity could disrupt the learning environment that we've worked hard to foster in our community.

The expected increase in traffic will also be detrimental to our quality of life as residents. The peaceful ambiance that currently characterizes Skye Canyon and Sunstone neighborhoods will be replaced with constant noise and congestion, making it less desirable for current residents and potential buyers alike.

Moreover, property values are likely to decrease due to this development. Studies have shown that proximity to big-box retailers like Walmart can negatively impact home prices (source: National Bureau of Economic Research). This is not just an issue for homeowners but also renters who may face increased rents as landlords try to compensate for lower property values.

There is no need for a Walmart so close to residential areas when there are other suitable locations away from densely populated neighborhoods where it would cause less disruption.

We urge you not only to consider these points but also listen carefully to the voices of your constituents who will be directly affected by this decision. Please deny the proposal for a Walmart on N.Skye Canyon Park Dr., preserving our neighborhood's safety, tranquility, and property values instead.
