Petition Statement:
We, the undersigned residents of Cary and Morrisville, strongly oppose the proposed 26-REZ-01 Davis Drive Mixed-Use PDD Rezoning and urge our Cary Town Council to reject this proposal in its current form.
This rezoning proposal is a resurfaced plan that was overwhelmingly opposed by residents in 2019, yet it has returned without addressing the core concerns of the community. Once again, families and neighborhoods are being asked to absorb the negative impacts of overdevelopment without adequate infrastructure, safety planning, or environmental protection.
Key Community Concerns:
- Out-of-Scale Building Height & Density:
The proposed 85-foot building height is far taller than surrounding homes, creating an abrupt and incompatible transition. The inclusion of approximately 650 apartment units will substantially increase traffic, noise, parking demand, and pressure on local infrastructure and schools.
- Severe Traffic & Safety Risks:
The Davis Drive and McCrimmon Parkway intersection is already prone to congestion and accidents. Increased density will significantly worsen traffic, creating unsafe conditions for families, school buses, pedestrians, and emergency vehicles.
- Traffic & Safety Impacts on Davis Drive and Airport Boulevard:
In addition to Davis Drive, Airport Boulevard is already a highly impacted corridor. The proposal includes up to three new entry/exit points along a short stretch of Airport Boulevard, which will further increase congestion, conflict points, and accident risk. This configuration raises serious safety concerns for commuters, pedestrians, cyclists, school traffic, and emergency response access.
- Overburdened Infrastructure & Schools:
Existing roads, utilities, and school capacities are already strained. This rezoning provides no clear plan to support the increased demand it will create.
- Reduced Quality of Life:
High-density mixed-use development in this location undermines the promise of healthy, livable neighborhoods and contradicts long-standing community planning goals.
- Loss of Tree Canopy & Green Buffers:
Morrisville and Cary are already experiencing rapid tree canopy loss. This project threatens critical buffer zones, particularly near the Wexford & Savaan communities, reducing air quality, natural stormwater control, and neighborhood character.
Our Ask:
We urge Cary leaders to deny high-density apartments at this location and direct low-density, community-compatible alternatives that preserve green space, safety, and neighborhood character.
This is not anti-growth. It is pro-family, pro-safety, and pro-Cary.
We respectfully call on Cary and Morrisville leadership to:
- Reject the current rezoning proposal
- Preserve this land for green space or a public garden.
- Prioritize safety, sustainability, and family-friendly planning
- Meaningfully engage residents before advancing any future proposals.
- We urge a vote to deny high-density apartments and direct low-density alternatives.
Development should not come at the cost of safety, environmental responsibility, and community trust. Growth must be smart, balanced, and people-first.
