Stop the Adoption of G​.​L. c. 40A and Section 3A Zoning in Marblehead, MA

The Issue

As a resident of Marblehead, MA, I am deeply concerned about the proposed adoption of G.L. c. 40A and Section 3A Zoning by our local Planning Board. This law is currently being challenged in court for its constitutionality and its violation of the Massachusetts Home Rule Amendment - an amendment that guarantees our city's right to shape its own community character through zoning regulations.

The adoption of Chapter 40A would strip us of this right, giving developers free rein to construct multifamily units "as-of-right", without any input from those who live nearby or are affected by these developments.

What's more alarming is that Chapter 40A allows for development at a density of a MINIMUM GROSS DENSITY of 15 units per acre. The current proposal seeks to add an astounding number - approximately 900 housing units - to our beloved town.

This drastic increase in population density will not only alter the character and charm that makes Marblehead unique but also put immense strain on our already stretched resources such as police, fire services, schools, and financial resources.

Moreover, it will exacerbate existing issues like traffic congestion, parking difficulties while increasing noise levels potentially decreasing property values due to overdevelopment.

We cannot stand idle while these changes threaten our town's identity and quality of life. We must act now! Join me in urging a NO VOTE to adopt G.L c.40 A & Section 3A zoning laws which are detrimental for Marblehead’s future growth & sustainability.
