As residents of this quiet part of North Park, we are deeply concerned about the proposed development plans by Makers Church to construct a luxury apartment building in our neighborhood. This project threatens to disrupt the very essence that makes our community special and unique. We must come together to protect our historic neighborhood from excessive parking limitations, overcrowding, major aesthetic changes, significant construction, commercial intrusion into residential areas, noise pollution, and potential devaluation of homes.
North Park is renowned for its intimate charm and tranquil atmosphere. It is a place where neighbors know each other by name and where families can enjoy peaceful walks in tree-lined streets. However, if this sizable luxury apartment building is allowed to proceed as planned by Makers Church, we fear that all these cherished qualities will be irreversibly altered.
1. Oversized Construction: The size and scope of this development are disproportionate to the surrounding residential properties. Current zoning laws allow for smaller developments to increase additional housing per lot, but not to the magnitude of the proposed development. The properties on North Park Way are currently zoned as RM-3-8: this allows one living unit per 800 sq feet of lot area and few retail/commercial uses. The properties on Bancroft Street are currently zoned as RM-2-5: this allows one living unit per 1,500 sq feet of lot area. The proposed development has over 150 units with the entire first floor designated as commercial.
2. Parking Restrictions: The proposed development lacks adequate parking provisions for residents and visitors alike. This will undoubtedly lead to increased competition for limited street parking spaces in an already congested area.
3. Potential Devaluation of Homes: The introduction of a large-scale luxury apartment building could potentially devalue surrounding properties due to over saturating the housing market. The large 7-8 story building will undoubtably overshadow all homes in the area.
4. Overcrowding: The addition of a large-scale luxury apartment building will significantly increase population density within our neighborhood.
