Respected Sir, Madam, 

I am a flat owner from Maharashtra, and I have been caught up in the confusion and legal entanglements caused by contradictory regulations of the Maharashtra Apartment Ownership Act, 1972 (MAO Act), and the Maharashtra Cooperative Societies Act, 1960, intended for the management of apartment buildings. This dual system has forged a pathway to exploitation of flat buyers like me, not just by builders but also by various judicial and governmental agencies. 

The Maharashtra Apartment Ownership Act (MAO act), 1972, supposed to protect the rights of apartment owners, has instead facilitated disputes and misunderstandings due to its contradictory viewpoints with another law - The Maharashtra Cooperative Societies Act, 1960, leading to multiple court litigations and distress among citizens. Such dual laws not only create a platform for legal ambiguity and confusion, but also allow exploitation of flat buyers by builders, therein defeating its very purpose of safeguarding the rights of the owners. 

The call to action should be the abolition of the MAO Act, which leads to the aforementioned issues, leaving just the Maharashtra Cooperative Societies Act, 1960 - a single, consolidated law to manage apartments, thereby eradicating redundancy, reducing scope for misunderstandings, legal litigations. . , and finally, simplifying the lives of apartment owners like me.

The government's chief aim should be to serve its citizens' best interest, and in this case, our interest calls for the discontinuation of the Maharashtra Apartment Ownership Act, 1972. The time to act is now, to put an end to the rampant exploitation and confusion. Support me in striving for a simplified and singular law for the management of apartments in Maharashtra.
