Good Afternoon Supporters,

 

Had a VERY productive meeting with Lance McCallum today in his office with regards to MID Application MID-0125-0905, Social Housing – McEwan Street Riverview.

 

It was suggested when making a submission it is best practice to ensure the matters raised are of factual nature and refer to impacts on State interest/planning principles.

Examples of state interest are – 

Liveable communities and housing
Economic growth
Environment and heritage
Safety and resilience to hazards
Infrastructure 
 

Some suggested community concerns could be – 

 

·         McEwan Street and Endeavour Road are State controlled roads and impact to residents safety will increase with the additional traffic associated to the proposed 7 Storey Building plus all the other approved and proposed DA’s in our suburb.  This example could align under infrastructure and safely in the States interest.

·         Traffic impact report attached to the MID application (Refer to ‘Traffic Impact Statement Assessment’ page 16) is referring to outdated data resources as the Ipswich City Council Draft Plan 2024 does not outline specific vehicle trip generation rates.  The expected traffic generation noted on page 16 states volumes of 23 vehicles in the peak hour are considered to be negligible in nature, presenting a rate of approximately one vehicle per two/three minutes in the peak hour.  This rate of traffic in peak hour is so far from the truth as the video I took this morning showed this 23plus vehicle volume in a 1-2 minute recording timeframe. This example could align under infrastructure and safety in the States interest.

·         Urgent upgrades to the Riverview Train Station to have wheelchair/pram access between platforms, lighting on and around the Train Station for safety and additional Parking for commuters as currently vehicles are parked on footpaths and greenspaces around the streets. This example could align under infrastructure and safely in the States interest.

 

However, feel free to include as many items as possible in your Submission if you believe they will impact the residents of Riverview should the proposed 7 Storey Building is approved.

Lance also mentioned the importance of not submitting a ‘proforma’ submission as each submission should be personalised from your point of view with either living or visiting Riverview.  If proforma submissions are received, they will be treated as a single submission and not individually reviewed.

 

On a positive note, the community consultation period for the MID Application has been extended for another 5 business days due to Cyclone Alfred, however, start drafting your Submission now in readiness for the new deadline.  Lance McCallum and his staff have offered assistance to review your ‘draft’ Submission letter, so feel free to reach out to them at ‘bundamba@parliament.qld.gov.au’ if assistance is required.  

 

New MID Submission closing date is 11 April 2025.
