LA MALTERIE MENACÉE D’EXPULSION

La SCI propriétaire de la malterie veut nous imposer une augmentation de loyer de plus de 50%.  Nous ne pouvons accepter sans mettre en danger l’existence même de notre projet à court terme. Devant notre refus, elle nous assigne en justice en demandant notre expulsion.

Fondée il y a 30 ans au cœur de l’ancienne brasserie Delhaye, la malterie fait partie intégrante du paysage culturel de la Métropole Européenne de Lille et s’est imposée comme un acteur incontournable des musiques actuelles. Véritable lieu de vie artistique, l’association met à disposition des espaces de travail pour de nombreux artistes et collectifs, des studios partagés de répétitions et  anime avec des associations programmatrices une salle dédiée à la création et à la diffusion des scènes musicales contemporaines dont l’accueil du collectif Muzzix composé de 30 musicien·ne·s en résidence permanente. Depuis 2005, plus de 8 500 artistes locaux, nationaux et internationaux ont été programmés dans ses murs. 

En 2024, à la suite du départ de la partie arts visuels, l’association devient la malterie-musiques et ouvre un nouveau chapitre de son histoire. Pour cette première année de déploiement, elle rassemble plus de 2 800 adhérents, accueille 80 musicien·ne·s résident·e·s, coréalise 92 concerts ainsi que les jams mensuelles du département Jazz du conservatoire de Lille et 90 journées de résidences de création artistique, confirmant son rôle structurant dans le paysage culturel lillois. L’association recense également plus de 560 concerts hors les murs de ses musicien.nes résident.e.s. 

La malterie n’est pas un lieu marchand : elle est avant tout un espace de travail, de recherche et de création pour des musicien·ne·s souvent en situation de précarité. Loin d’une logique commerciale, elle repose sur un modèle solidaire qui favorise l’expérimentation, le temps long et l’émergence artistique. L’association accueille au quotidien des artistes en voie de professionnalisation ou en construction de parcours, en leur offrant des conditions de travail stables, accessibles et adaptées à leurs réalités.

C’est précisément pour préserver cette vocation qu’un projet immobilier n’a pas abouti car il ne garantissait ni la continuité de ses missions, ni la pérennité de son implantation. Cela s’inscrit dans la défense d’un lieu culturel autonome, où la création est pensée comme un bien commun, non soumise à la rentabilité, mais essentielle à l’écosystème artistique local. Un espace indispensable à la structuration de la scène musicale indépendante, en complémentarité avec les équipements métropolitains et régionaux.

Depuis cet épisode, l’association se voit confrontée à une proposition de revalorisation du loyer émise par la SCI propriétaire, qui rendrait impossible le maintien de ses activités dans les conditions actuelles. Face à cette exigence jugée incompatible avec sa réalité économique, la malterie-musiques a choisi de maintenir sa proposition de reconduction du bail à l’identique, seule voie réaliste pour préserver son équilibre et sa mission. Ce désaccord prolongé a conduit à un point de rupture et une assignation en justice, issue attendue au vu du blocage des négociations entre les parties. Cette procédure marque une étape lourde et un avenir incertain pour le projet de l’association, qui continue malgré tout à défendre ses valeurs, son rôle et sa place au sein du paysage culturel lillois.

Si la malterie devait fermer, c'est tout un pan de la vie musicale de la région qui disparaîtrait. 

Dans ce contexte, nous faisons appel au soutien de toutes celles et ceux qui reconnaissent l’importance de la malterie-musiques : musicien·ne·s, habitant·e·s, partenaires, institutions, curieux·ses, passionné·e·s de musique indépendante, et défenseur·euse·s de la culture vivante.

THE MALTERIE IS IN DANGER OF BEING EVICTED FROM OUR BUILDING

The company that owns our building wants to increase our artists’, writers’ and musicians’ rent by 50%. We, the tenants of the association, cannot accept these conditions without endangering the very existence of our project in the near future. When we refused the increase, the company decided to sue us and is demanding that we leave the property. 

La malterie, founded 30 years ago in the heart of the former Delhaye brewery, is an integral part of the cultural scene in the Lille metropolitan aera as well as being an important and indispensable venue for the music scene in this city today. La malterie is a true demonstration of artistic expression and is used as a work space for many creative people with shared studio spaces for artists as well as rehearsal studios for local bands to practice their craft. We also host, along with other associations, concerts that are dedicated to the creation and performances of contemporary and new musical acts, such as Muzzix, a collective composed of 30 musicians, who are permanent residents of La Malterie. Since 2005, more than 8 500 local, national and international artists have been booked and performed within our walls. 

In 2024, after the visual arts department took their leave, the venue became known as la malterie-musiques and began a new chapter. In the first year, we assembled more than 2 800 members, welcomed 80 resident musicians, organized 92 concerts, as well as monthly jam sessions by the Jazz Conservatory of Lille, and 90 days of artistic residency dedicated to the creation of music. The association's residents have also played over 560 concerts outside of la malterie. All of this solidifies the importance of our place on the Lille music scene. 

La malterie is not a commercial venue. It is first and foremost a safe workspace for musical research and creativity for artists that are often in difficult situations. Our model prioritizes independence and musical exploration, encouraging the long hours required for the emergence of an artist’s sound. Every day, the association welcomes musicians that are working on their professional evolution, the building the phases of their artistic expression whilst offering favourable and stable conditions that are accessible and adaptable to each individual’s situation. 

Preserving the main principles of this space is the reason a viable sale has never been concluded to this date. The tentative buyers have not been able to promise that the objectives and integrity of La malterie would be upheld. These promises were written in defence of an independent cultural center where creation is thought to be a common good, not for profit, but for the local artistic network to thrive. It is an indispensable space that helps build the foundation of an independent music scene, along with metropolitan and regional facilities. 

With this new threat, we find ourselves with an increase to our rent by the owner of the building, which would make it impossible to maintain our day to day activities in the same conditions. Faced with the property’s rent increase, which would be economically unviable, la malterie-musiques has decided to keep paying the original rent stipulated in the original contract. This is the only way for us to fairly continue our mission. This long-standing disagreement has led to a breaking point with a judicial hearing, given that the company and la malterie are not able to see eye to eye and negotiations are now at a standstill. This hearing signifies a difficult step and an uncertain future for the association’s project, who despite the uncertainty, continues to defend its values, its role and its place in Lille’s cultural landscape. 

If la malterie were to close, an entire part of the musical scene in the region would disappear. 

With the current situation, la malterie-musique is asking for help from those that recognize the importance of the association : musicians, neighbours, partners, institutions, curious minded audiences, independent artists and defenders of living culture.
