Tujuan Petisyen

Kami, penduduk kawasan Taman Tun Sardon, Pemancar, Taman Brown, Minden Heights dan Bukit Gelugor, dengan ini mengemukakan bantahan terhadap cadangan pembangunan bercampur berintensif tinggi di Lot 642, Bandar Gelugor, Pulau Pinang.

Cadangan pembangunan oleh I-Global Property Network Sdn. Bhd. melibatkan pembangunan di atas sebahagian tanah kerajaan seluas 14.5 ekar, yang merangkumi:

• Empat menara pangsapuri kediaman (2 menara 45 tingkat dan 2 menara 61 tingkat)
• Ruang pejabat dan komersial
• 3,513 unit pangsapuri (242 unit kediaman setiap ekar)
• Anggaran 14,000 penduduk tambahan
• Tambahan kira-kira 7,000 kenderaan

Pembangunan ini berpotensi memberi kesan besar terhadap kesejahteraan komuniti setempat. 

Sebab-sebab Bantahan

1. Kepadatan Penduduk Yang Terlalu Tinggi
   Cadangan pembangunan ini akan meningkatkan kepadatan penduduk secara mendadak dan tidak serasi dengan skala pembangunan persekitaran sedia ada di kawasan Gelugor.
   
   
2. Kesesakan Trafik Yang Serius
   Dengan pembangunan lain di sekitar kawasan seperti Ideal Residency (49 tingkat, 1218 unit)  dan Venice Residency ( 46 tingkat, 1632 unit ) jumlah tambahan penduduk boleh mencapai sekitar 25,000 orang dengan lebih 11,000 kenderaan tambahan, yang akan menyebabkan kesesakan trafik yang serius di jalan utama dan kawasan perumahan sekitar.
   
   
3. Tekanan Terhadap Infrastruktur Sedia Ada
   Pembangunan ini dijangka akan membebankan infrastruktur sedia ada seperti jalan raya, sistem saliran, utiliti awam serta kemudahan komuniti.
   
   
4. Kehilangan Ruang Hijau
   Cadangan pembangunan ini akan menghapuskan ruang hijau yang amat diperlukan oleh komuniti setempat. Ruang hijau penting untuk keseimbangan alam sekitar serta kesejahteraan fizikal dan mental penduduk.
   
   
5. Tidak Selari Dengan Prinsip Pembangunan Bandar Mampan
   Cadangan ini tidak selari dengan prinsip pembangunan bandar mampan serta aspirasi Penang 2030, yang menekankan kelestarian, daya tahan komuniti, perlindungan alam sekitar dan keselamatan awam.

Cadangan Alternatif

Kami mencadangkan supaya Lot 642 dijadikan sebagai Taman Ruang Hijau / Nature Park untuk kegunaan penduduk Gelugor dan kawasan sekitar.
Langkah ini akan memberi manfaat jangka panjang kepada komuniti, melindungi keseimbangan alam sekitar serta meningkatkan kualiti hidup penduduk.

Seruan Kepada Orang Ramai

Kami menyeru semua penduduk Pulau Pinang dan pihak yang prihatin terhadap kelestarian bandar untuk menyokong petisyen ini dengan menandatangani sebagai tanda bantahan terhadap pembangunan ini dalam bentuk yang dicadangkan.

Bersama-sama kita mempertahankan ruang hijau dan kualiti hidup komuniti Gelugor.

 

PETITION (ENGLISH VERSION)

Save Lot 642, Bandar Gelugor  (Google Map: 5°22'19.0"N 100°18'26.2"E) — Reject Mega Development and Turn It into a Green Park for the Community.

Purpose of the Petition

We, the residents of Taman Tun Sardon, Pemancar, Taman Brown, Minden Heights, and Bukit Gelugor, hereby submit our objection to the proposed high-density mixed development at Lot 642, Bandar Gelugor, Penang.

The proposed development by I-Global Property Network Sdn. Bhd. involves the development of approximately 14.5 acres of government land, which includes:

• Four residential apartment towers (two towers of 45 storeys and two towers of 61 storeys)
• Commercial and office spaces
• 3,513 residential units (approximately 242 units per acre)
• An estimated 14,000 additional residents
• Approximately 7,000 additional vehicles

This development has the potential to significantly impact the well-being of the surrounding community.

Reasons for Objection

1. Excessive Population Density
   The proposed development will significantly increase the population density and is not compatible with the scale of existing developments in the Gelugor area.
   
   
2. Severe Traffic Congestion
   With other nearby developments such as Ideal Residency (49 storeys, 1218 units ) and Venice Residency ( 46 storeys, 1632 units ), the total increase in population in the area could reach approximately 25,000 people, along with more than 11,000 additional vehicles.
   This will result in serious traffic congestion not only on the main roads but also within surrounding residential areas.
   
   
3. Strain on Existing Infrastructure
   This development is expected to place significant pressure on existing infrastructure such as roads, drainage systems, public utilities, and community facilities.
   
   
4. Loss of Green Spaces
   The proposed development will eliminate much-needed green spaces for the local community. Green spaces are essential for maintaining environmental balance as well as the physical and mental well-being of residents.
   
   
5. Not Aligned with Sustainable Urban Planning Principles
   The proposed development is not aligned with the principles of sustainable urban planning or the aspirations of Penang 2030, which emphasize sustainability, community resilience, environmental protection, and public safety.

Alternative Proposal

We propose that Lot 642 be designated as a Green Space / Nature Park for the benefit of the residents of Gelugor and the surrounding communities.
This initiative would provide long-term benefits to the community, protect environmental balance, and enhance the overall quality of life for residents.

Call to the Public

We call upon all residents of Penang and individuals who care about sustainable urban development to support this petition by signing it as a sign of objection to the proposed development in its current form.

Together, let us protect the green spaces and preserve the quality of life of the Gelugor community.

请愿目的

我们，Taman Tun Sardon、Pemancar、Taman Brown、Minden Heights 和 Bukit Gelugor 的居民，特此对槟城牛汝莪区 Lot 642 地段拟建的高密度综合开发项目提出反对。

反对理由

1. 人口密度过高

拟议的开发项目将大幅增加人口密度，与牛汝莪 (Gelugor) 地区现有开发项目的规模极其不符。

2. 严重的交通拥堵

加上附近的 Ideal Residency（49 层，1218 个单位）和 Venice Residency（46 层，1632 个单位）等其他开发项目，该地区的人口总增长量可能达到约 25,000 人，并增加 11,000 多辆汽车。

这不仅会导致主干道严重交通拥堵，还会波及周边的住宅区。

3. 现有基础设施承受巨大压力

该开发项目预计将对现有的道路、排水系统、公共设施和社区设施等基础设施造成巨大压力。

4.绿色空间的流失
该开发将消除社区迫切需要的绿色空间,

绿地对于维持环境平衡以及居民的身心健康至关重要。

5. 不符合可持续城市规划原则

拟议的开发项目不符合可持续城市规划原则，也背离了强调可持续性、社区韧性、环境保护和公共安全的“槟城2030”（Penang 2030）愿景。

 

替代方案

我们建议将 Lot 642 地段指定为绿色空间/自然公园，以造福牛汝莪及周边社区的居民。

这项倡议将为社区带来长期利益，保护环境平衡，并提升居民的整体生活质量。

我们呼吁所有槟城居民以及关心可持续城市发展的人士支持并签署此请愿书，以表达对目前大型的开发项目的坚决反对。
