Dear Friends, 

We need your help again! And this time, it's worse... They want to build NINETY high-density townhouses right behind our neighborhood, with an outlet directly onto Turnberry Lane with an estimated additional 180 vehicles coming through (in addition to Montvale Road).

If approved, this development would funnel an estimated additional 180 vehicles directly onto Montvale Rd, Turnberry Lane, and Montvale Station Rd, dramatically increasing congestion, noise, and safety concerns in our quiet neighborhood.


Estimates suggest over 720 additional trips to and from this one area. 


Right now, this land is zoned for low-density, single-family homes — a key reason our community remains peaceful, safe, and family-friendly. Rewriting the zoning would permanently change the character of our community.


This proposal threatens more than traffic:
- Overcrowded schools
- Strained infrastructure
- Loss of green space and wildlife habitat
- Increased pollution and noise
- A major shift in neighborhood identity and quality of life

Once zoning changes are approved, there is no going back.


This meeting is our chance to show decision-makers that Montvale residents care deeply about preserving the safety, serenity, and long-term value of our community.


By showing up, we protect:

- Our streets
- Our schools
- Our environment
- And the character of Maryville
