We are pleased that we have more than 1.900 supporters for our petition now and can report that the planners have delayed a decision on this application until 23rd April next for a new public consultation.

We believe that the huge local opposition to the development plans, including your support for our petition, are having a positive effect.

Westbrook have now offered 23 affordable homes for social rent in their scheme and another 34 homes at intermediate rent after demands from the planners for an affordable housing element as part of the scheme.

The intermediate homes will all be one-bed flats and the definition of intermediate is 20% below market rent which is what Westbrook claim their current offering in Dolphin Square to be. Typically, that means a rent of £400 a week for a one-bed unit which cannot be regarded as affordable at all.

All of the affordable and intermediate flats will be owned and managed by Westbrook with only the 23 social rent flats available for nomination by the council. They will be pepper-potted throughout the estate.

We do not believe that this affordable and intermediate housing offer is justification for the destruction of a historic and iconic building and its listed gardens, nor for the damage to the character of the three adjoining Conservation areas of which Dolphin Square forms a part, nor for the damage to the village community of Pimlico, nor for the vastly increased density of Dolphin Square that will result and especially from the huge increase in ultra short-term lettings that is expected to follow the effective doubling in size of the Dolphin House hotel.

The new public consultation is specifically seeking your views on the element of affordable and intermediate housing in this application.
