As neighbors of 1601 Washington Ave, we oppose the OCF (Ori Feibush) proposed zoning change to build unnecessary luxury housing for 1601 Washington Avenue. 

This Zoning Change Will :

• Develop even more multi-story luxury housing on the 1600 block of Washington Avenue.
• Increase property taxes.
• Drastically reduce the sunlight in the homes of residents in the attached neighborhood with its extreme height of 85 ft. 
• Increase population density in an already overpopulated area. 
• Increase traffic and greatly reduce parking opportunities.
• Lower the quality of life of near neighbors and families by reducing sunlight, increasing air pollution, trash, noise.

Keeping Industrial (I-2) Zoning will:

• Prevent development of residential luxury apartments. 
• Support local, multi-racial businesses and organizations to preserve and restore this land.
• Allow neighbors to have a voice in deciding what they want for their community.

The plaza that used to exist here was a bustling center for small, diverse businesses. We would like to see the parcel continue its legacy of housing diverse, small businesses and organizations that keep the wealth and jobs within the local communities which actually serve the neighborhood.

WE HAVE THE POWER TO STOP THIS PROJECT

We need neighbor support to prevent large residential buildings and keep local businesses. 

Keep the zoning as INDUSTRIAL (I-2)
