Chapter: The Screening Double Standard—Landlords Must Be Verified Too

Tenants are routinely asked to prove their income, credit, references, and even criminal record before signing a lease. Landlords prove nothing. There is no check on the person who holds the keys, controls repairs, or issues eviction notices—yet a tenant can be rejected for a past mistake while a landlord with a documented history of bad-faith evictions faces no barrier to renting again. This one-way mirror is the structural flaw that lets bad actors operate with impunity.

We are calling for reciprocity in rental screening. No landlord should be allowed to request tenant background information unless they have first provided their own verifiable credentials through a provincial platform: a valid landlord licence, confirmed property ownership, a summary compliance history, and a character fitness declaration. Ethical landlords have nothing to hide. A mutual verification platform would protect good landlords from fraud, protect tenants from retaliation, and finally make the rental market a two-way street.

No verification without reciprocity. If a tenant must prove their character to get a home, a landlord must prove their fitness to provide one.
