Dear Neighbors,

I am sharing an important update regarding the proposed 212-unit multifamily development planned between Broadmoor Road and Long Meadow Road in Rotonda West.

Based on written confirmation from Charlotte County Planning & Zoning staff, the project is being processed administratively as a Conditional Use under Commercial Tourist (CT) zoning.

 Current Status of the Application (Confirmed by County Staff)
Charlotte County has confirmed that the developer’s Site Plan is currently incomplete.

At this time:

The Site Plan has been deemed insufficient
The applicant has not resubmitted the required utility availability letter
No preliminary approval has been issued. Once the applicant submits the missing documents, the following review process applies:

County staff has 10 business days to review the resubmittal
If deficiencies are identified, the applicant has one week to respond
This review cycle continues until the project receives Preliminary Site Plan approval
After preliminary approval, the applicant must submit a Final Site Plan addressing all required conditions before construction may proceed
Once the application is deemed complete, the project may move quickly through the remaining administrative steps.

 Public Notice & Hearing Clarification
Because the property is zoned Commercial Tourist (CT) and the residential use is classified as a Conditional Use, the County has confirmed that:

  • The project is not advertised
  • No mailed notifications are sent to surrounding property owners
  • No public hearings are required as part of this process       
  • This means the project can advance through administrative review without direct notice to nearby residents.

Community Concerns Submitted to the County:
On February 4, 2026, I formally addressed the following key community concerns in an email sent to all Charlotte County Commissioners:

  • Traffic & Road Capacity: Broadmoor and Long Meadow Roads already experience congestion; additional traffic may impact safety and emergency access.
    Utilities & Infrastructure: Adequate capacity for water, sewer, drainage, and stormwater management has not yet been demonstrated.
  • Environmental Impacts: The area is known to support protected species including gopher tortoises, scrub jays, and eagles; proper surveys and mitigation are required.
  • Neighborhood Compatibility: The proposed development directly abuts single-family homes, raising concerns about buffering, building mass, lighting, noise, long-term neighborhood impacts, and potential effects on property values.
  • Transparency & Community Awareness: Residents have had limited opportunity for awareness or input on a development of this scale. 

 What You Can Do - Share this Petition with everyone in our community. This petition started on January 31, 2026 and has already received over 390 signatures and growing, reflecting broad concern.
