RESIDENTS SHOULD NOT BE FORCED TO LIVE IN FEAR, BEING HARRASED BY A FRAUDULENT MANAGER!

The Issue

The property at 9000 Zuni Rd Se in Albuquerque, New Mexico 87123 known as Wyoming Terrace Mobile Home park is filled with residents being forced to live in a way no person should be in fear of living, and deserve their voices heard. The constant fear of losing their homes or turning a blind eye to the fraudulent acts of the management and being discriminated against is unheard of! Please hear their story and sign this petition supporting them and their rights. let me start off with the residents of whom are the rightful owners of their mobile homes that are paid in full, however have yet to receive the titles of their mobile homes, awaiting for years for the office staff to provide it to them, meantime the residents are being essentially forced to continue living in the park paying monthly rent and unable to move their mobile homes due to not having the physical titles. The office staff is very unprofessional and displays a gross amount of favoritism of residents with no shame nor conviction of them doing any wrong. A prime example is that the staff hand delivered a resident flowers sending condolences to the family, which is nice and thoughtful if they did that for every resident. Not to mention that the staff refuses partial rent payments from some residents while others consistently make partial payments that's at the management's discretion, which is of course discrimination. The management also advises residents whom and whom not to allow in their homes stating if certain guests are seen at the residents homes that they will "be categorized as one of them" were the managers words exactly. Whatever one of them is are in their eyes or opinion should not matter as it is the residents' option whom and whom not to have in their homes, since they do in fact rent the space. Should you have any relatives in the park and happen to have a disagreement with any of the management team it is being said to the residents by management that if they do not immediately adhere to their demands or move out, their relatives will be evicted also! Management gives no kind of notice before just walking onto people's properties and even going straight into their back yards with no permission or previous notice which is also illegal! What this management team does essentially is sells the mobile homes and after being paid off, either not allowing you to move the mobile home stating it is on a foundation (which none of the mobile homes in this park are), or not giving the owners their titles and in turn be forced to sell the mobile home or be kicked out of the park whom cannot afford to move their mobile homes and so it becomes the property of the management thus making our homeless numbers even bigger and selling the mobile home all for profit. The water bill  should be itemized per law, however when asked for an itemized receipt they have yet to furnish any resident with one stating how the water is billed. This mobile home park states it is one big water bill that's divided among how many residents live in the park, however if that was true all the residents should pay the same equally per month but they are not! The amount of  water being billed flexuates from one resident to the next. Also the management is charging its residents for services that are not even available nor being given to the residents, for example the recycle bin. The management is supposed to be responsible for the amenities it provides such as the pool and all its maintenance and upkeep however it's the residents being charged for that water and electricity for upkeep of those amenities. An audit should really be done on this management as their ledgers, records balances and receipts do not match and it is obvious that fraudulent actions are being committed. The residents paying some of the highest amount for space rent in the city should be able to feel safe and secure but are scared to even walk outside of their homes. Paying over $800 a month in space alone I would imagine they make more than enough revenue to be able to at least provide basic security for their residents. There is no excuse for different residents being charged more in late fees than others, as it should be standardized for all but is not. Not to mention some of these residents are disabled and or elderly and cannot keep up their yards as some of the other healthier ones can, however not unacceptable they are automatically being charged without permission by the owner, for the office to send their own personal maintenence staff to clean. The residents that are "not liked" by management live being constantly harassed with the management always finding something to complain about to those residents and sadly the residents cannot disagree or voice their rights or opinions in fear of being evicted and losing their homes! This is no way anyone should be forced to live, miserable and judged. The residents urge you to please sign this petition in hopes of restoring their rights as the mobile homehone owners and that they request the courts of the great state of New Mexico to relieve the management of their duties, thus appointing the residents as the actual property owners that in short can be managed by the residents  themselves restoring the park back to a peaceful place to live and they can provide security measures as desired in order to feel safe at home. These residents deserve to live without having to be fearful of losing their homes and be able to voice their concerns equally. Residents should no longer have their vehicles be towed with no record of how to reclaim the vehicles or even the whereabouts of their property because the manager has his own personal towing company in which he is affiliated with. The management is essentially "stealing property" from its residents. If one resident is forced to put up a "professional"  type of fencing around their mobile home and or space, then all the residents should be required to do the same! Residents should not be harassed for having the very same animals that they moved into the park with more than 3 years ago with no complaint, now currently with the same animals but suddenly its a problem! Also each resident should enter into the park with a written lease agreement per New Mexico Mobile Home Act, unfortunately at least half the park does not have one! So I please urge you to sign this petition in hopes of the park being restored or at the very least finding a new unbiased management team and allow its residents to live being heard, feeling safe and in peace. Thank you so very much, your support is much appreciated.
