The decision was postponed until August 3rd, at which time the developer will speak again, but you will not. This is your opportunity to make your voice heard.
Concerns raised at the meeting:
- At 48.5 ft. high (including building & grading), this warehouse exceeds by 21.25% allowable by zoning and any structure currently there.
- Plan Commissioners have a sworn duty to uphold zoning which protects residents. This project requires deviation from the code.
- Wetlands identified on CA Venture plans “overlooked.”
- Developer states 25-50 trucks per day from unknown tenant, but plans 50 docks, which simply doesn’t add up.
- Implausible claims of tax benefit ignore complex tax laws. CA Ventures’ unknown tenant must be corporate headquarters that generates sales from that location - unrealistic given limited office space.
- Further tax losses realized from nearby property value declines.
- Woodridge acknowledges the CA Ventures’ design does not meet “best practices” which should face dock doors away from residents.
- Residents disputed information about proximity to homes. At other warehouses used for comparison, truck docks face away from residents, adding several hundred feet and large building between homes & docks.
- Need a line of sight study from second story of homes.
- Noise impact study requested.
- Environmental study needed for wetlands.
