NO TO UPZONING - Meeting tmrw Wed at 6 pm


WEDNESDAY NOV 30 AT 6 PM - The developer is hosting a public meeting at Center Street Kitchen (CSK) at 1224 W. Webster. According to the notice sent by Alderman Hopkins' office, the alderman is scheduled to attend. Please join this meeting to use your voice. Disappointingly, there have been at least two other "quiet" meetings scheduled by Alderman Hopkins with neighboring Homeowner Associations in the past month to discuss the proposed plan that have only recently come to light, in spite of the consistent communication with the Alderman's office. Both HOA's are firmly opposed.
This is the FIRST meeting scheduled and notice was given less than 48 hrs ago.
In order to build the project as proposed with 5 row homes, the potential buyer will need to upzone the property to RT4. This zoning will allow the project to be as high as 38', note current zoning allows for 30' high.
Alderman Hopkins office noted that at least one offer to buy the property and build 1 single family home was declined. Previous to that a developer wanted to build 13 townhomes on the lot.
The concerns raised by some of the neighbors include:
saftey concerns - access for EMS vehicles in the event of a fire
shadow / lack of light **note there has been a significant shadow and privacy issue caused by the building constructed at 1310-12 Webster
neighborhood density foot and car traffic
alley congestion
use and enjoyment of outdoor space due to noise
privacy due to increased density
Ultimately, all these factors contribute to use and enjoyment and also neighboring home values.
