Request COA Board's Transparency and Thorough Explanation of Budget Items

The Issue

For years, the residents of our community have dutifully paid our dues to the COA board, trusting that these funds are being put to good use for the improvement and maintenance of our shared spaces. Recently, however, this trust is beginning to shake. The COA board plans to raise dues for the 3rd consecutive time, arousing concerns about where our funds are actually going. As conscientious members of this community, we demand an emergency meeting for a line-by-line explanation of each item in our budget.

In addition to this, we call for a complete budgetary audit. It is crucial for us to review current contracts and consider amending unnecessary ones, such as the snow removal contract that continues to drain resources irrespective of the weather forecast.

Please understand that high HOA/COA dues will deter potential buyers and renters from living here, especially when we have no amenities to warrant high dues. This is not just for the short-term but also for the long-term to protect our investments.

Finally, we need a point of contact for Lennar. Residents should not be paying for issues still under warranty for which they are responsible.  

Transparency is integral to this process. We, therefore, demand receipts demonstrating how our money is being spent. This is not just about fairness—it is about the principle of accountability to the community that the COA board is supposed to serve.

Together, we can ensure financial transparency and accountability with the COA board. This will not only improve our confidence in the board but it will also strengthen our community's resources and functions. For those who are new to the discussion or still undecided, it’s also important to know that a portion of our COA dues is being used for community repairs that should be covered by the builder (Lennar) under warranty. In order to resolve these issues, we need full transparency. Unfortunately, the board has stated they will only call a meeting if we gather the necessary signatures from owners. While an increase to $300+ per month to our dues may not seem significant to some, these increases will likely continue annually unless we address the root cause of the problem. Please help!
