Truslove Update
Construction Set to Begin
Lambeth Council have finally given a date for rebuilding on the former site of Truslove House, the hostel that was demolish this time last year, as this November. Soon trucks and workpeople will come to begin work on this huge building. It will take up to four times the footprint of the former hostel and towering at 24m high, it will possibly be the largest building in the Crystal Palace area.
Part of a Flawed and Outdated Plan for Development
It's been a long time coming and is already 18 months overdue. Lambeth Council hail this development as the first step in the rebuilding of Central Hill, even though it was pushed through planning as a stand-alone project. But this is only one of many anomalies.
High Cost of High-Risers
Costing £10 - £14m of debt money, this huge monstrosity was described by Savills, who put int the application, as 'fitting into the streetscene'. It will set a precedent for the rest of the estate where blocks are set to reach 7 - 15 storeys high.
Poor Returns for no Social Benefit
This will provide 31 new flats, 22 of which will be council-level rent, an anomaly that means the homes will be 50% - 100% more expensive than their equivalent on Central Hill, with less outdoor space. Locking residents into one energy supplier, they will ONLY be for those already in homes on the estate. No new homes will be provided for those on the waiting list, the reason for the development in the first place.
Empty Homes
The council have already used up £90m of its £170m budget (taken from debt) buying up homes in preparation for demolition across the borough. This is leaving huge numbers of homes empty that were previously occupied. Millions of pounds have been lost from lack of rent and paying to accommodate homeless families that could be housed on the estate.
