Reform Ontario Laws to Facilitate Eviction of Non-paying Tenants

The Issue

I am a landlord in Barrie, ON, Canada and have had the unfortunate experience of dealing with two consecutive tenants who refused to pay their rent. This has caused me significant mental and financial stress. The current laws in Ontario make it difficult for landlords like myself to evict non-paying tenants promptly, leaving us vulnerable to financial hardship.

Ontario's Residential Tenancies Act is designed to protect both landlords and tenants' rights. However, the eviction process can be lengthy and complex. According to a report by CBC News (2018), it can take up to 90 days or more for an eviction order from the Landlord and Tenant Board (LTB) due to backlog issues.

This delay puts undue strain on landlords who rely on rental income for mortgage payments or other expenses. It also discourages potential property owners from investing in rental properties, which could exacerbate housing shortages in regions like Barrie where there is already a low vacancy rate of 1.6% as per Canadian Mortgage Housing Corporation's report (2020).

We are calling upon the Ontario government to reform these laws so that they better balance tenant protections with landlord rights - specifically by streamlining the eviction process for cases involving non-payment of rent.
