Please may I ask a favour? When you have time, do pop onto the LBC planning portal and comment about the proposals. Link attached. 

Objections for guidance can include: Parking and increased volume of traffic issues, loss of trees, visual intrusion, air pollution, noise disturbance and the proximity of the site to the Luton South Conservation area, overbearing and out of keeping scale of the building and the detrimental effect on the street scene if the house on London Road is knocked down.

These would be considered as some of the most compelling arguments for refusal. The greater the number of objections the council receive on the portal adds so much more weight to our cause.
