The Planning Board public hearing for the forested parcel across from Joyner Park is Tuesday, December 10, 2024 at 6:00 PM. WF Town Hall, 301 S. Brooks St.
We are very pleased to announce that we have reached an agreement with Church
Street Company regarding their request to rezone and develop the 55 acre site located across Harris Road from Joyner Park. Their latest rezoning plan (Sept 27, 2024)
designates approximately 26 acres as open space, including 22.3 acres of mature
hardwood forest along the northern and eastern portions of the site, 2.0 acres of mature forest at the western tip of the site (near Wallridge Road and the shopping center), and 1.8 acre of mostly pine forest along Harris Road that will provide a visual buffer between the new development and Joyner Park. Church Street has agreed to donate these 26 acres of open space to the Town of Wake Forest or a conservation organization. The mature forest areas including the spectacular bluff and adjacent stream floodplain will be preserved and publicly accessible from a parking area within the development.
The remainder of the site will be zoned *RMX (residential mixed use) and NMX
(neighborhood mixed use). Approximately 3 acres of the RMX zone will be reserved for two stormwater detention ponds, and 0.7 acre of the NMX zone will be reserved for a future realignment of Wallridge Road in the event that NCDOT rebuilds the Capital Blvd and Harris Road intersection as an overpass with ramps. This area will remain undisturbed unless and until the NCDOT plan is activated.
Church Street has also agreed to limit building facades facing Harris Road to three
stories, which would put the building height below the existing stand of trees in the
buffer. With your support we have achieved our goal of preserving the most important ecological features and picturesque views on this special property for public enjoyment and education. We intend to support Church Street’s rezoning as a reasonable compromise between preservation and development on this high value property, and we encourage our supporters to support their plan as well.
