

As many of you know, the developer for the Coeur Terre project is pushing forward with their application for Phase 2. While our community is not opposed to responsible growth, we are opposed to development that cuts corners, ignores established rules, and puts our local infrastructure at risk.

After carefully reviewing the developer’s proposed plat, traffic studies, and infrastructure models, we have uncovered significant concerns.
Without giving away our entire presentation before the hearing, here is what you need to know:
Traffic & Safety Risks: The current street design threatens to funnel a massive amount of cut-through traffic directly onto our quiet residential streets, rather than keeping it on the main arterials.
Hidden Density: The developer’s impact models do not reflect the true, long-term density this project is legally entitled to build. This means they are severely under-designing the infrastructure, which could leave existing residents footing the bill for future sewer, water, and road failures.
Ignored Promises: It appears the proposed plan bypasses critical mandates in the Development Agreement—the legally binding contract that was put in place specifically to protect our neighborhood.
Why We Need You Now: If the Planning Commission approves this preliminary plat as it is currently written, the street layouts and infrastructure plans become locked in. Once that happens, the City loses its leverage, and it will be too late to fix these issues.
We have built a very strong, fact-based case to present to the Commission, but arguments only go so far without community backing. The Commissioners need to look out into the audience and see that Indian Meadows is united, informed, and watching closely.

Attend the Hearing: The hearing is tentatively scheduled for Tuesday, July 14th at 5:30 p.m. You don’t have to speak if you don’t want to, just showing up and standing with us makes a massive impact.
