REFUSE THE CURRENT PROPOSAL BEFORE COUNCIL (Application No: MCU23/0125)

Proposal: Development Permit for Material Change of Use of Premises to Establish Short Term Accommodation at 862 and 894 Landsborough-Maleny Road, Bald Knob.

The application should be refused as the applicant has failed to demonstrate compliance with the planning scheme, including the Rural Code. 

·     The development does not maintain nor enhance the significant scenic character and landscape value of the area. The proposal will seriously impact the existing scenic amenity of the highly prominent tourist route. 

·     The proposal seeks to remove existing mature vegetation which frames the visual appeal of this location. 

·     The development does not integrate with, nor complement the existing rural character. The built form and development footprint generally, is of a size and scale that is out of character with other development on the largely undeveloped rural land north of Landsborough-Maleny Road. 

·     The development has not been designed or sited to sensitively respond to the site’s physical characteristics which include steep slopes that are proposed to be substantially altered to accommodate the proposed short term accommodation. 

·     The development has potential to generate significant traffic flows which result in external traffic impacts.
