I have marked on the Google Maps image included with this update a line that is 40 feet from the centerline of Red Hill Road, near the proposed KIP 20 strip mall development. (Sadly the historic house and the trees that used to surround it are long gone.) The significance of "40 feet" is that the County Planning Board, which is responsible for changes on County Route 52 a/k/a Red Hill Road, required the following (item 2 on their response to KIP 20's submission):

"A dedication for the widening of the Red Hill Road (County Route 52) right-of-way to a distance of 40 feet from the centerline will be required for this application. The dedication should include a 25-foot corner arc where the right-of-way for the Garden State Parkway meets the Red Hill Road right-of-way."

I note that neither of these "dedications" were included in the "initial and final" site plan that KIP 20 submitted to the Holmdel Zoning Board, despite the fact that they had received this response from the County many months prior to their final submissions to the Township. It seems that they "forgot" that the County was requiring that their site plan be edited in a manner that basically adds an entire lane to Red Hill Road, turning it into three lanes north and three lanes south. Sounds more like a highway more suitable for Texas to me than a country lane in a rural community.

Please join us at the planning meetings to oppose these egregious, and unasked for, changes to our community. Urban sprawl doesn't belong in a rural community.
