As we head into this Labor Day weekend, we need to keep the momentum going to secure more signatures on our petition leading into the Monday, September 14, 2026 Brevard County Planning and Zoning Commission meeting at 3 p.m.

The all-volunteer advisory board will hear the application by Defender Airways, LLC to rezone the 14.37 acres of land from RR-1 (rural residential) to RU-1-11 (Single family homes with 7,500 square-foot lots). The board will also hear their request to implement a binding development plan (BDP) tied to the property (unless the property is annexed, then the BDP is null and void). Then all bets are off.

The applicant's proposed BDP confirms that one dwelling unit per acre is an appropriate maximum density for this property. That is already the density framework embodied by the existing RR-1 zoning.

The County must therefore determine what planning purpose is served by introducing RU-1-11 zoning into an area where RR-1 is predominant, the nearest RU-1-11 is approximately 1.3 miles away, and County staff has identified significant site-specific wetland, floodplain, drainage and wastewater constraints.

More importantly, the proposed BDP does not appear to contain any site-specific condition addressing the County Stormwater Program Administrator's finding that development may affect floodplain storage and runoff in a manner expected to exacerbate flooding affecting neighboring properties and infrastructure--especially those living North and west of the property.

Please come to the hearing on Monday, 9/14 especially if you are a resident living in the immediate vicinity of the property and would be most impacted by flooding and traffic.
