Preserve Residential Zoning for Tax Parcel 1307-19 in Hubert, NC

The Issue

As residents of the Sandridge/Starling Road area in Hubert, NC, we have a vested interest in maintaining the residential character of our community. We are deeply concerned about plans to convert Residential 15 county tax parcel 1307–19 into a commercial zone. This change would disrupt the tranquility and safety of our neighborhood, increase traffic congestion and accident events plus potentially decrease property values.

Our community is home to many families who chose this location for its peaceful residential setting. The proposed zoning change threatens this harmony by introducing commercial activities that are incompatible with our lifestyle.

Moreover, studies have shown that such zoning changes can lead to increased noise and light pollution and traffic accidents (Source: American Planning Association). School buses, trash collection trucks, USPS vehicles, moving vans and emergency vehicles already have a hard time negotiating this area, especially during peak hours in which our military personnel and base workers are exiting to get to the Base or returning home.

In addition, zoning changes can negatively impact property values (Source: Journal of Urban Economics).

The wildlife in our area -deer, turkeys, foxes, squirrels and many species of birds to include Redhead Woodpeckers would be greatly impacted by changes made to our wooded area to accommodate any commercial enterprise.

We also continue to be respectful of the historical landmark in our community known as the Queens Creek Methodist Church Cemetery still in use for funeral services of our neighbors and family members.


We urge the local government to consider these potential impacts before making any decision on rezoning. Let's preserve the residential character of tax parcel 1307-19 and keep Hubert a safe and peaceful place to live.
