Preserve R-1 Zoning in Prospect Heights Neighborhoods

The Issue

As residents of Prospect Heights, IL, we cherish our peaceful and private living conditions. Our decision to live here was largely influenced by the 1/2 acre lots that provide us with a sense of tranquility and continuity. However, a proposed land development at 506/508 Camp McDonald Road threatens to disrupt this harmony. The Developer, ML Development will be representing it's proposed land development project to City Council on November 13, 2023.

At Risk:  If Map Amendment to Rezone from R-1 Single Family District to R-2 General Residential District; Subdivision and Special Use for a Planned Unit Development is granted, it could potentially change our R-1 neighborhoods forever if Rezoned to R-2. 

Be present on November 13th for the City Council Meeting at 6:30pm and show your support!!! Let's preserve R-1 zoning in our neighborhoods.

The Proposed Development Location: 

506-508 E Camp McDonald Rd. Prospect Heights, IL 60070
Directions: On the north side of E. Camp McDonald Road, between Wheeling Road and Wolf (across the street from Rob Roy Country Club)

  • The Narrow but long Parcel of Land (182 x 828) in question is currently zoned "R-1" and 91% surrounded by Single-Family Homes.
  • Developer is seeking a map amendment to the "R-1" zoning. If granted and the map is amended to "R-2", this will allow for 3-Story Town-home buildings to be built, surrounded by existing single-family homes. 
  • If passed, the future of your neighborhood could also be at risk.

Note: Local residents who live in the 4th ward in close proximity of the site did appear at the September 27th City Council Meeting and voiced their opinions.  The developer did make their initial presentation, but then after receiving feedback from city council, they retracted their bid to seek the needed map amendment to R-2...

They have now reorganized and are returning to City Hall on November 13th at 6:30pm to represent their proposal and will again seek a referral from City Council to the Planning and Zoning Board and request to amend and Rezone our R-1 community in Prospect Heights.

This issue is not just about one development; it sets a precedent for future developments. If passed, there will be nothing stopping other developers from proposing similar changes elsewhere in our beloved city and single-family neighborhoods. The unique character of Prospect Heights lies in its single-family homes and quiet streets - let's not allow this charm to be lost.

We urge you all – homeowners and residents alike – to stand against this proposed change.  Let's preserve the integrity of our neighborhood by maintaining the current R-1 zoning status that has served us well for years now.
