PETITION TO INVESTIGATE UNLAWFUL AND UNFAIR PRACTICES BY MORTGAGE SERVICER/MORTGAGE COMPANY

Subject: Request for Immediate Investigation Into Selene Finance Mortgage Engaging in Fraudulent and Illegal Practices Against Homeowners

We, the undersigned citizens and residents of the United States, respectfully submit this petition to bring to your urgent attention the unlawful and unethical business practices being conducted by Selene Finance, a mortgage servicer operating in  multiple states, which is believed to be in violation of numerous federal and state laws, including but not limited to:

Alleged Violations:

Failure to Properly Apply Borrower Payments:
Borrower payments are not being applied to the principal, interest, or escrow accounts as required by law, resulting in unjustified delinquencies and penalties.
Violations of the Real Estate Settlement Procedures Act (RESPA):
Repeated failure to respond to Qualified Written Requests (QWRs) in a timely and complete manner.
Improper handling of escrow accounts and forced insurance policies without proper notification or justification.


Dual Tracking Violations:
Continuing with foreclosure proceedings while homeowners are actively engaged in loss mitigation efforts, in clear violation of federal mortgage servicing rules.


Wrongful and Fraudulent Foreclosures:
Initiating foreclosure actions without proper documentation, legal standing, or in direct contradiction to ongoing payment or modification agreements.
Unlawfully seizing homes through deceptive, predatory, and illegal tactics to enrich corporate interests at the expense of American homeowners.
Consequences to Homeowners:

These predatory actions have resulted in unjust foreclosures, emotional distress, loss of generational wealth, displacement of families, and long-term financial ruin for countless individuals. Vulnerable homeowners—many of whom have acted in good faith—are being systematically defrauded and victimized.

Relief Requested:

We respectfully demand that the appropriate federal and state agencies:

Open a full and transparent investigation into the practices of Selene Finance
Impose all appropriate civil and criminal penalties where violations are found.
Order full restitution and remediation to all affected homeowners.
Enforce stronger oversight and reform of mortgage servicing industry practices.
Provide immediate injunctive relief to halt wrongful foreclosure proceedings currently in motion.
We call upon your offices to stand in defense of the American public and protect homeowners from abuse, fraud, and corporate exploitation.
