Stop Docket PZ-26-026: Protect Oldham County Neighborhoods from 150+ Acres of Logistics and Distribution Development!

Oldham County Planning Commission | Docket No. PZ-26-026

To the Oldham County Planning Commission:

We, the undersigned residents and property owners, respectfully oppose the proposed amendment to the Planned Unit Development (PUD) Master Plan for the Oldham Reserve project under Docket PZ-26-026 at Ernie Harris Parkway, Eden Parkway, and East Peak Road, La Grange, Kentucky, due to the negative impacts it will bring to surrounding neighborhoods.

The Master Plan on file with the county designated substantial acreage for residential use and a potential school site to serve our community. This amendment represents a radical, systemic wipeout of those residential layouts, explicitly requesting:

Reducing Single Family Low Density land from 123 acres down to ZERO.
Reducing Single Family Specialty land from 188 acres down to ZERO.
Completely erasing a planned 17-acre community SCHOOL site down to ZERO.
Exploding Office Commercial/Mixed Use land by an extra 245 acres (skyrocketing from 442 up to 687 total acres).
This is not just "clean office space." Item 1 of the developer’s own application explicitly admits this change is required to facilitate a pending contract for a 160-acre "OC/Logistics/Distribution use" tract. This clears the path for industrial-scale logistics and distribution development directly adjacent to the surrounding residential areas.

Furthermore, we explicitly object to Item 2 of the request, which entirely eliminates the potential Fibel Lane road connection to Moody Lane. While the applicant cites wetland, alignment, and funding uncertainties, they openly admit a stated motivation is to preserve approximately 28 acres for saleable commercial tract value. We are deeply concerned that eliminating this infrastructure will worsen local traffic on Ernie Harris Parkway, channeling heavy tractor-trailer traffic onto a key corridor utilized by local families and school transportation.

The prospect of high-volume trucking and round-the-clock logistics operations next to our homes raises urgent community concerns that this development will:

Devalue Local Property Values: Placing a heavy industrial distribution footprint directly against residential areas will harm the value of our homes and investments.
Introduce Heavy Environmental Pollution: Subjecting our quiet community to the risks of constant diesel exhaust emissions, loading-dock noise, and invasive, 24/7 commercial security lighting.
Create Hazardous stormwater Runoff: Developing an approximately 160-acre tract for logistics/distribution, with extensive warehouse roofs and paved staging lots, threatens to increase stormwater runoff and downstream flooding risks for adjacent neighborhood properties.
Open a Loophole for Future Data Centers: Wiping out our protective residential and school designations removes vital zoning barriers that protect our backyards. Converting this land to a broad commercial canvas raises significant concerns that tech developers could easily bring high-voltage data centers or massive utility substations right back to this site in the future.
Most of us bought our homes and chose to raise our families in this part of La Grange specifically to get away from industrialization. Pushing heavy logistics into a lifestyle campus contradicts the core spirit of Oldham County’s Comprehensive Plan, which is designed to safeguard established residential areas from incompatible land uses.

We ask the Planning Commission to carefully evaluate the cumulative effects on surrounding neighborhoods, property values, traffic capacity and safety, infrastructure, and community character. We urge the Commission to protect the families who actually live here and deny Docket PZ-26-026 at the October 27th hearing. If any change to this land is ever considered, we formally demand that the Commission use its authority to attach mandatory, property-specific binding elements and enforceable recording restrictions that explicitly outlaw 24/7 logistics distribution, trucking hubs, and data center infrastructure on these tracts.
