Florida Homeowners Need Your Help—Support SB 120 & SB 983!

 

The 2025 Florida Legislative Session is moving fast, and critical legislation is being debated that could protect homeowners from HOA abuse. Senate Bill 120 (SB 120) and Senate Bill 983 (SB 983) are essential steps toward greater transparency, accountability, and fairness in HOA governance.

What These Bills Do:

 

✅ SB 120 / HB 137: Creating a Homeowners’ Association Ombudsman

Establishes an independent office within the state to oversee HOA operations and protect homeowners.
Appoints an ombudsman to address complaints, ensure fair election processes, and prevent HOA overreach.

✅ SB 983 / HB 983: HOA Governance Reform

Strengthens procedures for removing board members engaged in misconduct.
Ensures HOA elections follow standardized legal guidelines, not just internal rules.
Requires essential HOA documents be disclosed to home buyers before purchase.
Clarifies legal enforcement to hold bad actors accountable.
