DEISEB GAN LLANDUDOCH YFORY I WRTHWYNEBU’R CAIS CYNLLUNIO CYFREDOL I DDATBLYGU TIR WRTH OCHR GREEN MEADOW, STRYD Y PEILOT, LLANDUDOCH

Mae cymuned Llandudoch yn wynebu bygythiad sylweddol oddi wrth ddatblygiad adeiladu posib ar dir Green Meadow, Stryd y Peilot. Mae’r dogfennau cyn-gais yn dangos bod y datblygwr yn bwriadu adeiladu 16 o dai tair- a phedair-ystafell wely, pob un â lle pharcio a gofod ar gyfer swyddfa. Nid oes bwriad i gynnwys tai fforddiadwy.

Cred Llandudoch yfory bod y cynigion hyn yn annerbyniol ac nad ydynt yn ateb anghenion y gymuned leol.  Mae’r tir hwn yn ddarn gwyrdd gwerthfawr a ddylid ei gadw a’i ddatblygu’n gydnaws ag anghenion y gymuned a’r pentref.

Gwrthwynebwn y datblygiad cyfredol am y rhesymau canlynol:

·        Mae’r tai a awgrymir ar bris a maint nad yw’n ateb anghenion ein cymuned, ac mae gwir berygl y bydd llawer ohonynt yn cael eu gwerthu fel ail gartrefi neu dai gwyliau.

·        Nid oes tai fforddiadwy o gwbl wedi eu cynnwys i ateb yr angen cynyddol am gartrefi i deuluoedd leol.

·        Y tebygolrwydd yw y bydd y datblygiad yn newid natur y gymuned a chael effaith andwyol ar ddiwylliant Cymreig a’r iaith Gymraeg.

·        Mae’r mynediad i’r safle ar stryd brysur sy’n culhau’n gyflym, a lle mae tagfeydd traffig eisoes. Mae perygl amlwg hefyd i gerddwyr sy’n defnyddio’r ffordd yn rheolaidd i gerdded plant i ysgol y pentref neu i gyrraedd cyfleusterau lleol.

·        Mae maint y datblygiad yn arwain at golli adnoddau gweladwy, golau naturiol a llefydd parcio i’r tai agosaf at y datblyiad arfaethedig.

·        Mae perygl gwirioneddol y byddai’r datblygiad yn niweidio llwybr hanesyddol a ddefnyddir yn aml  ar lan yr afon (rhan o’r llwybr o amgylch Cymru).

·        Byddai’r datblygiad yn peri anawsterau i fywyd gwyllt mewn ardal a ddynodir o ddiddordeb gwyddonol arbennig ar hyd glan yr afon.

Os gwelwch yn dda, arwyddwch y ddeiseb os ydych yn cefnogi’r ymgyrch hon gan Llandudoch Yfory.

A PETITION BY LLANDUDOCH YFORY (ST DOGMAELS TOMORROW) TO OPPOSE THE CURRENT DEVELOPMENT PLANNING APPLICATION ON LAND ADJACENT TO GREEN MEADOW, PILOT STREET.

The community of St Dogmaels is currently facing a substantial threat from a potential housing development on the field alongside Green Meadow on Pilot Street. The pre-application documents shows that the developer aims to build 16 three- and four-bedroom houses, each with parking spaces and including office space. There is no intention of providing affordable homes.

Llandudoch Yfory (St Dogmaels Tomorrow) believes that this application is unacceptable and does not reflect the needs of the locality. Green Meadow is a precious green area which should be kept and sympathetically developed for the benefit of the village community.

We oppose the current development plans for the following reasons:

·        The proposed new dwellings are of a size and price that does not answer our community’s needs, and there is a real danger that many would become second homes or holiday lets.

·        The total lack of affordable housing to answer the growing need of local families

·        The probability that the development would alter the nature of the community and have a detrimental impact on the Welsh language and culture.

·        The access to the site is on a busy through road that that narrows very quickly, and where there is already heavy congestion. This also presents obvious dangers to pedestrians who use the road regularly to take children to the village school, and to access local amenities.

·        The size of the development would mean loss of a visual amenity, loss of light and parking spaces for dwellings closest to the site of the proposal.

·        There is a real danger that this development would damage, if not destroy a widely used and historical footpath (part of the all-Wales footpath) along the banks of the river.

·        The development would present a threat of disruption to wildlife in what is a SSSi area along the river bank.
