Dear Commissioners,
Please reject the rezoning at 6634 Carolina Beach Road.
Traffic: Nearly 1,000 households (1,400 drivers) already share one turn lane onto a 55 mph highway. Adding another entrance and exit directly on top of it is a safety hazard. No Traffic Impact Analysis has been done in four rezoning attempts.
Betterment: Each version of this plan has made small tweaks, but none address traffic, stormwater, or neighborhood impact. Rezonings in NHC are typically approved when developers offset their impact. This one does not.
Stormwater: County maps show the site sits higher than neighboring homes, with water draining west and south into existing yards. More roofs and driveways will only worsen runoff.
Zoning: This property was purchased as R-15, and that zoning is still appropriate. R-15 reflects what this land and corridor can handle today.
