The Issue

As West Valley residents, we cherish our rural surroundings—a place where families grow, children play, and neighbors look out for one another. A proposed conditional use permit would allow an asphalt, concrete, and gravel operation in the middle of our residential and agricultural community.

If you’re able, please donate through Zeffy to support these ongoing efforts. Every contribution helps us move forward 🙌

This proposal does not stand alone. With other gravel operations already approved and additional proposals emerging, residents are concerned about the combined effects on our air, water, roads, property values, and quality of life. Each application must be considered in the context of what our community already faces.

An operation of this kind brings concerns about dust, noise, industrial lighting, odors, and heavy truck traffic near homes. Residents deserve a thorough evaluation of potential air emissions and groundwater impacts, particularly where families and livestock depend on private wells.

More commercial trucks also mean greater concerns on roads used daily by school buses, young drivers, cyclists, and families. Before another operation is approved, decision-makers should require meaningful traffic data and evaluate road capacity, maintenance needs, and safety.

For many residents, a home represents a lifetime of work and their largest financial investment. Potential effects on property values and the enjoyment of our homes deserve serious consideration.

We ask the Flathead County Board of Adjustment to deny conditional use permit FCU-26-16 for the proposed asphalt, concrete, and gravel operation on Farm to Market Road.  Protecting West Valley requires careful consideration of surrounding homes, our neighborhood plan, and the cumulative effects of existing and proposed operations.  The West valley neighborhood plan specifically prohibits industrial uses as the county planning board has failed to note in their staff report.

We also request the county planner deny the Grosswiler gravel pit proposal the FCU-26-21and place a hold on any new permit applications until cumulative impact can be assessed.

We recognize the need for construction materials. We also believe industrial operations belong in suitable locations where they can function without placing disproportionate burdens on neighboring families.
