A. WHO WE ARE
We, the undersigned, are parcel owners and/or purchasers of The Trion @ KL. We support the proper, lawful and transparent management of our development. We raise this Petition out of genuine concern that certain recent measures are unlawful, unnecessary and not in the interest of the owners as a whole.
B. WHAT WE OBJECT TO
1. Mandatory STS Charges. The imposition of compulsory monthly charges on owners conducting short-term stay — Administration Fee RM100, Garbage Collection Fee RM80, and Locker/Counter Service Fee RM50 (RM230 per month) — over and above the existing maintenance charge. We are concerned that these charges are levied on a sub-class of owners outside the maintenance-fund framework, contrary to the single-rate principle under the Strata Management Act 2013.
2. Double-charging for refuse. Refuse collection is already funded by the monthly maintenance charge. A separate garbage fee charges affected owners twice for the same service.
3. Locking-up of the mailroom. The proposed renovation and locking of the mailroom — part of the original approved building layout — together with the building of digital lockers, appears designed to compel owners to subscribe to a paid locker/counter service. Access is already controlled: the lobby requires iNeighbour QR registration and guard admittance. Locking the mailroom adds cost without adding real security (tailgating already occurs at the controlled lobby door regardless).
4. Contradictory rules. House Rule 2.1.1(b) (dated 3 October 2026) states the parcel “shall not be used for Short-Term Rental / Airbnb purposes,” while the Management simultaneously collects STS charges and builds STS infrastructure. The Management cannot prohibit an activity and charge for it at the same time.
C. WHAT WE ASK FOR
5. That STS registration and any locker/counter service be made OPTIONAL, not mandatory — offered to any owner who wants it, and not forced on any owner.
6. That the mandatory STS Charges (RM100 + RM80 + RM50) be withdrawn, and any genuine shared cost be dealt with lawfully through the maintenance fund at a single rate for all parcels, as the law requires.
7. That the mailroom not be locked or sealed in any way that obstructs owners' and their authorised visitors' access; and that, if any access-control is added, the guard shall admit an authorised visitor presenting a valid QR/registration.
8. That the Management convene a general meeting and provide full transparency — the audited accounts, the budget justifying any charge, and the DBKL approval (if any) for altering the mailroom — before any further STS charge is imposed or any mailroom works commence.
D. WE RESERVE OUR RIGHTS
We reserve the right to requisition an Extraordinary General Meeting (EGM) to rescind or amend the relevant resolution and by-law, to raise these matters at the next Annual General Meeting, and to refer them to the Commissioner of Buildings and/or the Strata Management Tribunal. This Petition is made in good faith and concerns policy and governance; it is not directed at any individual.
Data note: The particulars collected below are used solely to verify signatories as parcel owners of The Trion @ KL for the purpose of this Petition and any resulting general meeting or complaint, and will not be used for any other purpose.
