

We are just days away from knowing the results of our complaint regarding the Small Residential Unit that has been added as a primary focus of the tiny house standard and to the title of the standard, and positioning Tiny Houses as a subcategory under the Small Residential Unit. They should answer us by July 15, 2025. A committee member recently stepped down, and there has been an absence of another building official.

The International Code Council is currently seeking manufacturers, builders, code officials, design professionals, government regulators and other industry stakeholders to volunteer for the Off-Site Construction Tiny Houses Standard Consensus Committee (IS-OSMTH).
As an ANSI-accredited standards developing organization, the Code Council has partnered with the Tiny Home Industry Association (THIA) in the development of a new comprehensive standard to address minimum requirements for the design, construction, inspection, certification and regulatory compliance of tiny houses used for permanent occupancy to assure public safety, sustainability and resilience.
This standard is part of an off-site construction portfolio of standards including ICC/MBI 1200-2021: Standard for Off-Site Construction: Planning, Design, Fabrication and Assembly and ICC/MBI 1205-2021: Standard for Off-Site Construction: Inspection and Regulatory Compliance.
ICC/THIA Standard 1215 is based on existing requirements contained in the 2021 International Residential Code® (IRC), including Appendix AQ and ICC/MBI Standards 1200 and 1205 where applicable, and will continue to be published in the IRC as Appendix AQ, as well as a standalone resource. As a standard, the criteria outlined in these documents will be more readily adoptable internationally and in jurisdictions that do not use the IRC as its base code.
