The Issue
Help Keep Our Neighborhood Quiet, Safe & Residential!
We urge the Costa Mesa Planning Commission to DENY Permit Application No. PCUP-25-0009 for EZ Kebab / Bei Restaurant at 1951 Harbor Blvd.
We support local businesses, but not expansion that threatens our neighborhood's peace, safety, and quality of life.
What Is EZ Kebab Proposing?
The restaurant is seeking approval for:
- Alcohol sales and on-site consumption.
- Live entertainment after 11:00 PM, within 200 feet of residential homes.
- Expanded outdoor dining into its existing parking area, adding outdoor public space exceeding 50% of its indoor public area.
These changes could turn a neighborhood restaurant into a late-night destination directly adjacent to our homes.
Why Are We Opposing This Expansion?
1. Late-Night Noise & Sleep Disruption: Live music, amplified sound, and late-night crowds could disturb nearby households and disrupt residents' sleep.
2. Increased Traffic & Parking Congestion: Residents already experience parking overflow. Expanding dining into the parking lot could worsen congestion, reduce available parking, and increase late-night traffic on residential streets.
3. Public Safety & Security Concerns: Late-night entertainment combined with alcohol service raises concerns about loitering, litter, impaired driving, and neighborhood disturbances.
4. Threat to Our Residential Neighborhood: Expanded late-night commercial activity could undermine our neighborhood's quiet character and set an undesirable precedent for future development.

DENY Application No. PCUP-25-0009 and protect residents from increased noise, traffic, parking congestion, and potential safety risks.
