Oppose a Big Box residential development on Nod Road

The Issue

Nod Road, one of the most picturesque and rural roads in Avon is yet again under threat from an outside real estate developer.  This time, however, they are trying to leverage the flawed state affordable housing statute to circumvent some of the power of local zoning and common sense.   And their proposal is far worse than the last one across the street.  The imperviousness (the building and parking) proposed is 2x the size of the Walmart on Route 44 - almost 5 acres of hardtop alone on current open space.  Some other facts:

  • 180 units proposed over one massive 4 story building, 50 feet high.
  • There could be close to 300 cars onsite, plus deliveries, plus visitors, plus buses.
  • There could be 500 plus potential residents

Unlike most modern high-density developments, this one is not close to public transit, there is no ability to walk or bike anywhere from it, it encourages more car usage and has no multi use amenities.   It is ugly sprawl all over again.  It is a Big Box store in a rural, pristine area of town clothed as affordability to avoid a reasonable level of local scrutiny.  

 

Most importantly, this narrow section of Nod Road is not safe for a development of this size.   Cars coming in and off of Nod Way and down Nod Road will be in jeopardy as will bikers utilizing the scenic road.  Wait times at the intersection with Route 44- already bad - will be worse - and a significant safety concern.  Sign this petition and comment on the traffic safety issues you have experienced on Nod Road to date!
