2058 have signed our petition in 3 months objecting to this development. The opinions of the public will have alot of weight when the case officer reviews this appeal. This is your last chance to help support our local community.
We object to this development for the following reasons:
1. It will have a detrimental impact on the safety and enjoyment of the playpark adjacent to the plot. The play-park will be overlooked by the 4-storey development which is less than 10metres from the play-park used by children in this area. The users of the playpark will be overlooked by around 20 windows from this property.
2. This development would have a significant impact upon the neighbour’s enjoyment of their rear living space and gardens through the potential for overlooking and loss of privacy
3. It will cause a loss of important green spacewhich is home to wildlife & ruin the view to the Coombe Valley country park.
4. There is a mature oak tree adjacent the site. The development might harm the oak trees health and longevity. Several trees would be removed for the development to be completed. The oak tree will continue to grow and expand over time.
5. There is a badger run adjacent to the site & there are potentially protected newts & dormice living in the area. Foxes also live there. The development will have a negative effect on nature conservation with a loss of habitat to wildlife.
6. The size, height, proximity, and scale of the proposed development would be overbearing and harmful
7. The proposed development would be harmful to the character and appearance of the surrounding area as the design is an absolute eye sore. There will be 4 x 4 story terrace houses which are orange, yellow white and black.
8. The proposal would be inconsistent with the design and scale of surrounding buildings as it is 4 stories high (~10.5m)
9. There is inadequate parking for 4 houses with only 4 spaces provided for 4 houses with no visitor bays.
10. The proposed development would impinge upon residential amenity for neighbours due to the impact on the playpark
11. Most of the site is undevelopable due to storm tanks present under the ground. These are vital for local home flood protection. Southern water stated this land was unsuitable for development in 2015.
12. Potential problems with surface water drainage and an unnecessary flood risk. This area acts as a soakaway.
13. Traffic safety concerns due to the development being built opposite the blind bend on Newts way & Darwell close. The extra resident & visitor cars will park on Newts way causing extra congestion on an already dangerous bend.
14. During a June 2020 Ecology survey, most of the internal areas of the site were inaccessible due to the density of the scrub habitat. The ecology report suggests badgers and bats forage on this site & Newts could potentially live here.
15. The development should have private amenity gardens that are a minimum of 10m long as required by policy. From the designs it looks like the rear gardens have 2m of rear space. New residents will have to share a front communal garden.
16. There is no need for this development, there is already 210 homes being built 300 metres up the road at the old grove school site. Those 210 homes will contribute to the housing shortage in the area. The extra 4 homes will not solve the issue.
