The Issue

The developer is seeking approval to build 30 homes on property subject to covenants and restrictions recorded in 1999. This is not the first attempt. The developer withdrew a previous proposal for 28 homes after strong opposition from Smithtown residents, neighboring communities, elected officials, and Blydenburgh Park supporters at the March 20, 2024 Planning Board hearing.

THE NEW APPLICATION IS MORE CONCERNING:

-The proposal has increased from 28 to 30 homes.
-No proposed site plan has been provided, preventing residents and officials from fully evaluating the project.

PROTECT OUR ENVIRONMENT AND COMMUNITY
-The property is within the Nissequogue River Watershed, adjacent to Blydenburgh County Park and near the river’s headwaters. 30 homes would increase water use,  wastewater, and stormwater runoff in this sensitive area.
-The 2024 storm damage demonstrates the area’s vulnerability.

-Adding additional homes would likely require opening dead-end streets at Merrivale Dr. and Rapone Lane to provide additional access, accommodate increased traffic, and meet safety requirements.

-Stonebridge currently has one entrance and exit on Vets Highway, which has served the community since 1999. Opening these additional access points would increase traffic and safety concerns on Forest Lane, Sunset Lane, Merrivale Dr., Aberdeen Rd., and Cornwall Lane. Forest Lane already experiences vehicles traveling 45–50 MPH as drivers use the neighborhood to avoid traffic at Brooksite Dr. and Vets Highway. More access points would make this problem worse.

RESPECT THE 1999 RESTRICTIONS
-The existing restrictions were established to protect the surrounding community and environment. When Stonebridge Estates was approved, development was restricted to the interior of the former golf course.

OUR REQUEST
We urge the Planning Board and Town officials to:

-Reject the proposed waiver/amendment.
-Require a complete site plan and full environmental review before considering additional development.
