No Variances for the High-Impact Overdevelopment at 125 Bath St., Ballston Spa!
The Issue
We urge the Ballston Spa Zoning Board to reject the requested variances for the proposed 168-unit, 5-story apartment complex at 125 Bath St. This project threatens our village’s charm, safety, and retail opportunities. Stand with your neighbors—sign to protect our community!
To the Ballston Spa Zoning Board of Appeals and Planning Board:
We, the undersigned residents and concerned citizens, strongly oppose the high-impact variances requested for the Old Angelica 6 Acre Property at 125 Bath St., Ballston Spa.
Why We Oppose This Project:
1. Excessive Size and Density
168 units in three massive new buildings (up to 5 stories tall)
252 new cars, approximately 420 additional residents
Out-of-scale with our village; no other 5-story buildings exist in Ballston Spa
2. Loss of Retail and Village Character
Retail space reduced from 80% (required) to only 41% (proposed)
Replaces potential lower-level retail with parking garages, harming local business opportunities
3. Increased Crime and Safety Concerns
Parking garages statistically have higher crime rates unless strictly controlled. More cars and people will strain local infrastructure
4. Environmental and Neighborhood Impact
Reduced buffer zones threaten stormwater management and adjacent residential districts. Massive buildings will block views and diminish the charm of the Tedisco Trail and surrounding homes
We Call On the Zoning Board to:
Reject the proposed variances for building height, retail reduction, and buffer zones. Protect our neighborhood’s character, safety, and local economy
