A new neighborhood meeting for the Hillside Cottages project has been announced:
Wed, Dec. 14th, 6-7pm
City Hall, 8101 Ralston Rd
Anne Campbell Room
David Brehm, who presented the proposed development at the previous neighborhood meetings, at Planning Commission, and at City Council, called today to share the updates they've made to the proposal and will present at the Dec. 14th neighborhood meeting:
The Corner of 68th & Carr - 8 Residences (down from 12)
- The entrance/exit on Carr St. is eliminated.
- The townhouses are eliminated.
- In their place are four single-story paired units. (Yes, single-story.) Two of the buildings run lengthwise along 68th, and two mirror those to the north, with the building fronts facing each other. The single entrance/exit for those units remains on 68th. That entrance comes to a "T" and runs between the front of the four buildings. (See image. Caveat: New paired units on image are not to scale and are based only on a verbal description. Red = units. Gray = private drive. Other colors were on the image, not my addition.) These units are 1,700-1,800 square feet, with an estimated price of $400,000. (Mr. Brehm made it a point that he's not the best one on the team to ask about pricing.)
The Northeast Corner Units - 14 Residences (up from 12)
- Of the six paired units in the northeast corner (near 69th & Brentwood), two were larger units with 3-car garages, and four are smaller units with 2-car garages. (See same image.) The two larger units are replaced with three of the smaller units. So seven replacing six, and all of them the smaller size.
The Hilltop Unit (2 Residences)
- This was also the larger-size paired unit with 3-car garage. It's now the smaller size unit.
Roofs
I mentioned to Mr. Brehm that City Staff in their Staff Report strongly recommended lowering the pitch of the roofs from 45 degrees to 10-15 degrees, in line with those of surrounding houses, and that this could help with the compatibility issue. (It could also retain mountain views at adjacent houses.) The development team is proud of this particular feature and not considering changing it at this time,
I'm interested to hear your perspectives and questions. Please email me at ArvadaHills@gmail.com.
