Marbella Bay Community Guest Parking: Acquire Guest Passes After 5 p.m.
The Issue
As residents of Marbella Bay located in Homestead, Florida, we should recognize the struggle our guests will face when they will not be able to reach the clubhouse by 5 p.m. to obtain a parking pass. This issue is personal to many homeowners and tenants who will potentially see their guests' cars booted or towed due to this restrictive policy. Many guests will be unavailable to obtain such passes in the event of emergency, work hours, and other obligations due to the restrictive hours to acquire passes for later evening visitors/overnight guests.
Our community thrives on hospitality and connection, yet our new guest parking system hinders these values. We propose that guests should be able to obtain passes from the Homeowners Association (HOA)/Community Development District (CDD) without having to rush against time. If additional passes cannot be obtained after the hours of 5 p.m. at the Clubhouse/Office, they should be distributed and documented for record at the first security gate.
According to a survey conducted by the National Apartment Association in 2019, visitor parking issues rank among the top five complaints in residential communities across America (NAA). In densely populated areas like ours where public transportation is not always easily accessible, these problems are even more pronounced.
By implementing this change, we can alleviate unnecessary stress for both residents and their visitors while fostering a more welcoming environment for everyone involved, without sabotaging our safety and security. We need to make our voices heard on this matter.
