Keep Kitsilano Liveable: Oppose Rezoning at 2158–2170 W 1st Avenue
The Issue
West 1st avenue is more than just a residential street in Kitsilano. It's a community of neighbours who know one another, families who put down roots and people who feel connected to the place they call home.
We're not against development, but we're asking for development that respects the neighbourhood, puts housing (and Vancouverites) first and keeps our residential streets safe and liveable.
We understand that Vancouver needs more housing and that neighbourhoods evolve. However, the proposed rezoning at 2158–2170 W 1st Avenue is a significant departure from the development previously approved by City Council. The original plan was for a 20-storey residential building with 185 rental homes, including a commitment to dedicate 20% of the residential floor area to below-market housing.
The new proposal increases the height to 26 storeys and introduces 99 hotel rooms, while reducing the total number of rental homes from 185 to approximately 145. That's a decrease of 40 rental homes for Vancouverites!
We have real concerns about what this means for our neighbourhood. West 1st is a residential street where families live, children walk to school and neighbours go about their daily lives. The surrounding area is already densely populated, with traffic congestion and noise. There is substantial bike and pedestrian safety concerns; parking is maxed out.
Adding a much taller, denser building and hotel use will put further pressure on streets and infrastructure that are already stretched.
We also question why a development that was approved to provide 185 rental homes is now being proposed as a larger building with fewer homes and a substantial hotel component. We need more housing in Vancouver, but we also need development that makes sense for the neighbourhood.
We are calling on Vancouver City Council to reject the proposed rezoning amendment.
If you live in Kitsilano or care about the future of this neighbourhood, please sign and share this petition. Let's make sure the voices of the people who call this community home are heard.
The City is accepting feedback until December 1, 2026. Please also share your thoughts on the Shape Your City project page.
