Following a dramatic change in direction, Epsom & Ewell Borough Council has not followed the correct procedure and is now consulting on revised proposals that could result in thousands more homes being built on multiple new greenbelt sites, this is in addition to the 1500+ greenbelt homes already proposed in the draft local plan.  This represents one of the most serious threats our local countryside has faced.

Please don't delay it, you have only 2 DAYS LEFT to respond!

  • Download the response form in word format.
  • Submit your comments to localplan@epsom-ewell.gov.uk by 15 June 2026(sample reasons below).
  • Encourage friends, family and neighbours to do the same before 15 June.

    Example response:

"I object to the proposed release of additional Green Belt land. The scale of development now being proposed across multiple sites is excessive and risks fundamentally changing the character of Epsom & Ewell.

The consultation documents do not adequately demonstrate how existing infrastructure will cope with such significant growth. Roads across the borough are already heavily congested, schools are oversubscribed, GP surgeries are under pressure, and public services are struggling to meet existing demand. The cumulative impact of developments at Downs Farm, Priest Hill, Nescot Playing Field and other sites could effectively overwhelm local infrastructure and significantly reduce residents' quality of life.

I am also concerned about the loss of valuable Green Belt land, wildlife habitats, and open spaces that contribute to the character and environmental sustainability of the borough.

In addition, I have concerns regarding the Local Plan process itself. Significant changes appear to have been made to Green Belt assessments and site scoring compared with previous versions, without sufficient explanation or robust supporting evidence. Residents deserve a transparent process, proper democratic scrutiny by elected councillors, and clear justification for any changes that could lead to further Green Belt development."

Please take 10 minutes to submit a response. Every response counts, and this may be one of the last opportunities for residents to influence the Local Plan before further decisions are made.
