

Justice for Vanaha Residents (Bavdhan/Lavale, Pune): Stop Developer Negligence and Fraud!

📣 Background Team Vanaha,
We, the residents of Yahavi Project, Phase 1, OCR 9, Vanaha Township, part of the Shapoorji Pallonji larger township region at Village Lavale, Pune – 412115, have repeatedly raised our genuine concerns for the past 13 months with your representatives, including Mr Lalit, Mr Lalwani, and other SPRE staff.
Unfortunately, these issues remain unresolved. We now make this collective appeal requesting that your office schedule a joint project inspection involving the developer’s team, project architects, and society representatives to review and resolve all pending safety, design, and maintenance deficiencies.
🏢 Tower-Level Issues
The water supplied to residents is of extremely poor quality and, on multiple occasions, has been unfit even for basic domestic use, let alone drinking. Laboratory reports indicate faecal contamination in the water supply.
Fire Safety & Emergency Preparedness
Only two emergency doors for 10 flats per floor — needs review by PMRDA fire officer.
Missing or malfunctioning fire door handles and locks — a fatal risk during emergencies.
Emergency lights not installed in refuge areas — violation of Fire NOC norms.
Fire hydrants and sprinklers are not functioning efficiently.
Low or no water pressure in hydrants — a life-safety hazard contrary to NBC and PMRDA rules.
Structural & Design Flaws
Water accumulation in ducts and other areas due to poor drainage design.
Rainwater floods lobbies and affects lifts — top-hung windows needed at the developer’s cost.
Rusted and insecure water-tank covers — contamination risk.
The tower entrance lacks a secure glass façade or barricade, posing a risk of vehicle entry and seepage.
Parking spaces too small for sedans/SUVs; unsafe MLCP entry-exit layout; missing road markings.
Missing vehicle stoppers and landscaping around MLCP.
No lift access to rooftop amenities — inaccessible for elderly or disabled residents.
Unfinished / Missing Infrastructure
Intercom system not commissioned.
The standard dish antenna is not installed.
The main exit gate lacks an RFID boom barrier.
No designated visitor parking is available for over 700 flats.
No railings around amphitheatre, pool, or ramps — safety hazard.
Inadequate solar water system.
No marked two-wheeler parking.
⚙️ Developer Accountability & Non-Compliance
Environmental clearance conditions not fulfilled.
Promised amenities still pending — compensation required.
Advance maintenance corpus mismanaged: 12 months’ fund exhausted in 8 months.
Complete maintenance accounts are not shared.
No official SPOC or grievance officer — violates MahaRERA norms. The The

Conveyance deed/land title not transferred.
🌿 Health & Hygiene Concerns
Construction debris is still in the ducts.
Missing pre-filters in the water-treatment plant.
Poor drainage in ducts and parapets can lead to mosquito breeding.
🚧 Township-Level Issues
Incomplete approach (spine) road — prone to landslides; retention wall missing.
Poor street lighting — accident risk.
Adjacent hill slopes are unsecured.
Mud/slush on footpaths due to missing drainage.
Heavy construction trucks are using the residential approach road — an alternate route is needed.
No emergency medical facility or operational police/fire station.
The township shuttle service has not started, although it was promised and required by the EC.
The main township entrance near Muhoort Lawns is in ruins — needs urgent repair.
No clarity on township governance authority.
Township-level maintenance fees collected before completion should be refunded or held in escrow until the work is completed.
📩 Our Request
In view of the above, we earnestly request that your office:
Arrange an immediate joint inspection with the developer’s team, project architects, and society representatives.
Share a written timeline and accountability plan for resolving each point.
Restore residents’ trust by addressing these legitimate concerns regarding safety, infrastructure, and transparency.
We remain hopeful that by working together, Vanaha can truly become the ideal township we all dreamt of.
