The Issue
Recent developments in our community have highlighted the need for a more inclusive and representative Homeowners Association (HOA) Board to effectively manage and address the growing needs of our neighborhood.
Currently, the Brier Ridge HOA Board consists of only 3 seats representing 184 units, which, is a fraction of less than 1%, in practice, means that a significant portion of our residents' voices may not be adequately heard and complaints are that they are ignored. It has become an overwhelming responsibility placed on just three individuals, with a new community manager, and HOA dues were raised and are proposed to be raised again by January 2026.
It's crucial for us to increase the number of seats on the HOA Board from 3 to 7. By expanding the board, we can divide up the work, ensure a more diverse representation, and a fair decision-making process.
- Our new manager, Kaitlyn Linford, with Golden Spike Realty, has been with us two years, and denied our reasonable requests.
- How is new management prioritizing projects and who she hires?
- We have fire damaged areas on the ridge line that have not been addressed for 2 years and are told "there is no money" for fire restoration. Neighbors say how can we have a landscaper and we can not afford to address these concerns for a few years now?
- Where is the transparency and open door policy? Our HOA Manager is acting like a gatekeeper.
- Tenants live here and occupy the property and voices are silenced with excuses of "no", "we don't have money". 184 units pay $121 a month, why is there no money? That's $22,262 a month of HOA dues, or $267,168 a year. Where is the annual 3rd party audit?
- HOA dues were raised this year and proposed to be raised again without including a community vote.
- We are paying top dollar for licensed qualified maintenance and landscaping that are commonly unqualified and are doing poor quality work. Who's checking to see if these projects are completed correctly to Briar Ridge Standards?
- The voting procedure was changed in the last 2 years, now takes over a month to get results, and we don't know who is actually voting. These are just a few things going on...
One seat (of 3) is open for election at this meeting.
In this petition, I am proposing to add 4 seats for a total of 7 seats on the Brier Ridge HOA Board, all requiring to be home owners, to help represent the residents living here, of which approx 65% are tenants. Currently, the 3 on the board is only representing the 1/3 of owners still living within the community. Tenants pay HOA dues with their rent and are allowed to attend meetings via proxy, permission of the unit owner, so we ask you to attend this meeting and sign this petition.
With 4 added seats, more representation and accountability of what's happening with the HOA dues we pay, how it's being used, is there follow through, are issues being resolved, and are we saving for our future, will be addressed.
I urge fellow residents to support this initiative for a more representative and effective governance structure.
Statistics show that communities with larger HOA boards tend to have higher resident satisfaction and better fiscal management. With 7 members, the board can divide tasks more efficiently, focus on specialized areas, and provide comprehensive oversight over critical issues, from maintenance projects to budgeting and community events.
