If you need to contact me please use whitsundayinsurance@gmail.com I had contact this week by a lady who wrote: "In our building there is only ONE insurer who will even quote as it is a large expensive building if it had to be replaced. And as we are required by law to be fully insured we have no choice what we can do and no chance even for at least one other quote. Our premiums have increased by more than 850% over about the last 5 years even though we have not even had any claims (Cairns area) and no cyclone damage. " It may be correct about the "only 1 insurer" but it doesn't sound quite right to me. Large, expensive to replace buildings have a number of options for insurance quotes, and I know the ICA would agree with me and even advise you on this. 1) Normal insurers such as Vero (Longitude) and SUU (not sure if QBE is offering insurance in Cairns yet) 2) Brooklyn Underwriting who are backed by Lloyds of London - so long as you're 500 metres from the ocean 3) Industry Special Risk policies (ISR) which apply for buildings valued at >$15M in replacement value. These have to go through a Broker, so try to find one which charges a set fee for placing your insurance rather than a percentage of premium - can save you $1,000s (mine charged us $5,000 approx. whereas a percentage would have been >$10,000). We had 2-3 ISR quotes this year 4) Relatively new on the market (2015) JLT (a specialist broker) has developed a “strata-specific” ISR policy for larger complexes with replacement value of $20M+ www.jlta.com.au So I think you should be able to get more than one quote.
