Hello Neighbors,

I know it's been sometime since I have provided an update but please be assured we are continuing to work hard and express our opposition to the developments. 

The California Department of Housing and Community Development (HCD) has determined and advised LA County Planning that AB2097 should not be applied to the 15101 Crenshaw Blvd and 15335 Crenshaw Blvd. projects as they are not located in a "high-quality transit corridor" and are not eligible for AB2097 provisions.

What this means? LA County Planning has engaged Vargas Properties regarding both projects along Crenshaw Blvd. and informed him the projects are not AB2097 eligible and will require parking. At this time updated project scopes have not yet been determined. 

Please note, there are a number of different parking requirements that may apply to the developments depending on scope, use of density bonus, incorporation of transportation demand management features, and requests for reduction in required parking (or combination thereof). 

For example, the project located at 13727 S. Inglewood Ave. (Project Number PRJ2023-003137) had a requirement of 114 parking spaces. Vargas Properties requested a reduction in required parking which was approved via a waiver. 

A total of 4 parking spaces will be provided on the ground level, including three standard spaces and one space accessible to persons with disabilities in compliance with the Americans with Disabilities Act (ADA).

We will be meeting with LA County Planning to discuss what this means for the projects along Crenshaw Blvd. and will provide an update at that time.
